STATE REQUIREMENTS

The information contained below is designed to provide a summary of the minimum education, experience, and examination requirements established by the Texas Real Estate Appraiser Board http://www.trec.state.tx.us . The information provided below can be found on the Board's website. However, we recommend you contact the Appraisal Board for more detailed information and for any changes which may have occurred.

To Get A Texas Appraisal License, a person must:

Successfully complete 90 classroom hours of acceptable real estate appraisal related courses (with exams) which must include ALL appropriate Appraiser Qualifications Board (AQB) required topics:
- 40 hours (minimum) of "fundamental*real estate appraisal courses";
- 15 hours of USPAP, with exam completed within 2 years of application);
- May use a maximum of 35 hours of "appraisal related" courses including "core" real estate principles and real estate appraisal.
Legally acquire 2,000 hours of acceptable real estate appraisal experience. Acceptable real estate appraisal experience must: (1) comply with USPAP; (2) be verifiable, and supported by written reports or work files, (3) have been done when you had legal authority to perform real estate appraisals, and (4) be acceptable in accordance with the AQB experience criteria and Texas law and rules.
Pass the approved state licensed appraiser exam.
Pay the non-refundable application fee and federal registry fee totaling $175.00.
Satisfy the Texas Appraiser Licensing and Certification Board (TALCB) as to honesty, trustworthiness, and integrity.
Submit the completed application forms (TALCB Form 1.5, TALCB Form 2.2, Form 20.0) and other required forms.
Provide the TALCB with all requested supporting documentation.

APPRAISER TRAINEE: Annual Renewal Education

The annual renewal education required for APPRAISER TRAINEES is different from the Appraiser Continuing Education (ACE) requirement for the certified and licensed appraisers. Acceptable courses must be fundamental real estate appraisal courses which are acceptable for meeting fundamental qualifying (pre-licensure) requirements. Each qualifying course must be a minimum of 15 classroom hours and must include passing a final exam. The course must specifically be approved by the TALCB.

A person taking fundamental or qualifying (pre-licensure) courses SHOULD REGISTER AS A TEXAS APPRAISER TRAINEE BEFORE COMPLETING any pre-licensure courses. This insures that your courses will count toward satisfying the annual renewal criteria. EFFECTIVE for renewals after September 1, 2001, the following are the renewal criteria for the respective yearly renewal periods

1st Annual Renewal

A total of 45 classroom hours, which includes 30 hours of qualifying fundamental real estate courses, specifically approved by the board, with exam, PLUS the 15 hour National USPAP course with exam. (Must be completed during the one year period of the Appraiser Trainee authorization being renewed.)

2nd - 4th - 6th Annual Renewals

30 classroom hours of qualifying fundamental real estate courses, specifically approved by the board, with exam, (Must be completed during the one year period of the Appraiser Trainee authorization being renewed.)

3rd - 5th - 7th Annual Renewals

45 classroom hours total, which includes 30 hours of qualifying fundamental1 real estate courses, specifically approved by the board, with exam, PLUS the 15 hour National USPAP course with exam. (Must be completed during the one year period of the Appraiser Trainee authorization being renewed.)

Renewing Your Texas Appraisal License Certified and Licensed Real Estate Appraisers (Does not include authorized Appraiser Trainees)

A appraiser certification or licenses issued by the Texas Appraiser Licensing and Certification Board (TALCB) is valid for two years unless revoked or suspended by the TALCB.
Appraisal Renewal Forms are mailed to the business address of record 90 days prior to the expiration. Failure to receive a renewal application from the board does not relieve the appraiser or trainee of the responsibility of applying for renewal in a timely manner. [TALCB Rules §153.17(b)] Completed and documented renewal forms, with appropriate fees, must be postmarked no later than the expiration date. The TALCB Act and Rules does NOT provide for extensions or late renewals. There are NO extensions or late renewals. Allow sufficient time for processing (5-7 working days).
The certification or license, and the legal authority to appraise real property, of those who do not renew in a timely manner cease on of midnight on the expiation date. In order to regain a non-renewed certification or license the appraiser must submit a complete new application (TALCB Form 1.1) and meet all the current requirements.

Appraiser Renewal Form

The Appraiser Renewal Form must be thoroughly completed, signed and notarized. It must be postmarked no later than the expiration date and submitted with a single check for the exact total fees and with copy of all course completion certificates.

Appraiser Continuing Education (ACE)

General Certified, Residential Certified, State Licensed and Provisional Licensed real estate appraisers are required to complete a total of 28 hours of ACE, which must include 7 hours of approved USPAP, for each two-year renewal.
Courses must be completed during the two-year period of the license or certification being renewed. Courses do not carry forward to future renewals.
Course completion certificates, transcripts, URCEC forms or other evidence of course completion must be included with the completed Appraiser Renewal Form and fees. A listing of approved ACE courses is included in this section. Courses/seminars repeated within three years are not acceptable for meeting the ACE requirements (USPAP excepted).
