STATE REQUIREMENTS
The
information contained below is designed to provide a summary of the
minimum education, experience, and examination requirements established
by the Oregon Appraiser Certification & Licensure Board(ACLB).

LEVELS OF REAL ESTATE APPRAISER LICENSING:
- Appraiser Assistant
- State Licensed Appraiser
- State Certified Residential Appraiser
- State Certified General Appraiser
How to Get a License/Certificate:
Appraiser Assistant:
- Education: Must complete 75 hours of appraisal education, including 15 hours of USPAP prior to registering with the ACLB.
- Experience: Must be registered with the ACLB prior to assisting in the preparation of appraisal reports. MUST work under the direct supervision of a state licensed or state certified appraiser.
- Examination: None
- Comments: Appraiser Assistants MAY NOT sign or issue an appraisal report. Appraiser Assistants are required to renew annually.
State Licensed Appraiser:
- Education: Must complete 105 hours of specific courses in real estate appraisal, including 15 hours of USPAP.
- Experience: At least 2,000 hours of acceptable appraisal experience. There is no time limit as to when experience may be obtained.
- Examination: State licensed appraiser examination. Examination fee is $95.
- Comments: MUST meet all experience requirement and education requirement prior to sitting for the exam. License renewals require 28 hours of continuing education every two years.
State Certified Residential Appraiser:
- Education: Must complete 120 hours of specific courses in real estate appraisal, including 15 hours of USPAP.
- Experience: At least 2,500 cumulative hours of acceptable appraisal experience, and at least two calendar years (24 months) of appraisal experience.
- Examination: State certified residential appraiser examination. Examination fee is $95.
- Comments: MUST meet all experience requirement and education requirement prior to sitting for the exam. Certificate renewals require 28 hours of continuing education every two years.
State Certified General Appraiser:
- Education: Must complete 180 hours of specific courses in real estate appraisal, including 15 hours of USPAP. Must include 90 hours of specific courses in subjects other than residential real estate appraisal.
- Experience: At least 3,000 cumulative hours of acceptable appraisal experience, including 1,500 hours of appraisal experience in non-residential appraising, and at least 30 months of appraisal experience.
- Examination: State certified appraiser examination. Examination fee is $95.
- Comments: MUST meet all experience requirement and education requirement prior to sitting for the exam. Certificate renewals require 28 hours of continuing education every two years.

Renewals:
Appraiser Assistants: Appraiser Assistants are required to renew annually upon expiration of license. OAR 161-025-0030(13) requires an Appraiser Assistant who remains in this classification in excess of two years shall be required, in the third and successive years, to obtain the equivalent of 14 classroom hours of continuing education for each year during the period preceding the renewal.
All Other Classifications: Licenses/Certificates must be renewed every two years on the date of expiration of the license/certificate. Fourteen (14) classroom hours of instruction in appraisal courses or seminars for each year preceding the license or certification are required for renewal.Continuing education hours may be obtained anytime during the term between the date of issue and expiration of your current license or certificate. All continuing education must be documented by attaching signed certificates of completion, official transcripts or URCEC (Uniform Request for Continuing Education Credit) forms.
- The minimum length of time for a continuing education course or seminar to be acceptable is two hours.
- Attendance at organizations chapter meetings is specifically excluded unless approved as an “educational offering”.
- “Carry over” hours from past to future years is not allowed.
- The same course cannot be repeated for use as continuing education within a two year period.
- Courses or seminars not approved by the Board or the Administrator cannot be used for continuing education credit.
- Extension of time to satisfy continuing education hour requirements will not be permitted.
- A minimum of a fifteen (15) hour USPAP course is required for renewal for all licensed and certified individuals
every five years.
