STATE REQUIREMENTS

The information contained in below is designed to provide a summary of the minimum education, experience and examination requirements established by the Missouri State Real Estate Commission. http://pr.mo.gov/realestate.asp

Three Categories of Appraiser in Missouri:

To be Eligible for Licensure, a person must:

Education:

Each level must successfully complete the specified hours of approved real estate appraisal courses for each level of licensure, which includes at least 15 hours on the Uniform Standards of Professional Appraisal Practice (USPAP). The specified hours are:

90 hours for the Licensed Appraiser classification. These hours must include 30 hours of basic real estate appraisal principles of real estate appraisal.

120 hours for the Certified Residential Appraiser classification. The classroom hours required for the certified residential real estate appraiser may include the classroom hours required for the licensed real estate appraiser. These hours must include 30 hours in appraisal principles.

180 hours for the Certified General Appraiser classification. The classroom hours required for the certified general real estate appraiser may include the classroom hours required for the licensed appraiser, or the certified residential appraiser. These hours must include 30 hours in appraisal principles or higher level and 30 hours in income capitalization.

Experience:

All experience must be supported by documentation on forms provided by the Board.

  1. Applicants for a State Licensed Appraiser license shall have a minimum of 2,000 hours of experience credit. The experience shall be the equivalent of two years of appraisal experience.
  2. Applicants for a Certified Residential Appraiser license shall have a minimum of 2,500 hours of experience credit. The experience shall be obtained continuously over a period of no fewer than 24 months.
  3. Applicants for a Certified General Appraiser license shall have a minimum of 3,000 hours of experience credit. The experience shall be obtained continuously over a period of no fewer than 30 months. Of these hours, 1,500 must be in non-residential properties.

License Renewal:

Most licenses/certificates are on a biennial renewal. This means the license/certificates expire every two years on even number years. If you are unsure when your license expire, call the MO Appraiser Office at (573)751-0038.

Continuing Education Requirements:

The continuing education requirements for a renewal are the completion of 28 hours of continuing education every two years. As a part of the hour requirement, the applicant must complete a minimum of 7 hours of instruction covering USPAP every renewal period.
