STATE REQUIREMENTS

Four Categories of Appraiser in Michigan:

To be Eligible for Licensure, a person must:

Education:

Each level must successfully complete the specified hours of approved real estate appraisal courses for each level of licensure, which includes at least 15 hours on the Uniform Standards of Professional Appraisal Practice (USPAP). The specified hours are:

75 hours for the Limited Appraiser classification.

90 hours for the Licensed Real Property Appraiser classification. The classroom hours required for the licensed real estate appraiser may include the classroom hours required for the appraiser trainee.

120 hours for the Certified Residential Real Property Appraiser classification. The classroom hours required for the certified residential real estate appraiser may include the classroom hours required for the appraiser trainee or the licensed real estate appraiser.

180 hours for the Certified General Real Property Appraiser classification. The classroom hours required for the certified general real estate appraiser may include the classroom hours required for the appraiser trainee, the licensed residential real estate appraiser, or the certified residential real estate appraiser.

Experience:

All experience must be supported by documentation on forms provided by the Board.

  1. There is no experience requirement for the Limited Appraiser. Limited Appraiser's experience must be under the direct supervision of a Licensed/Certified Real Property Appraiser.
  2. Applicants for a State Licensed Appraiser license shall have a minimum of 2,000 hours, of which 1,500 are residential appraisals.
  3. Applicants for a Certified Residential Appraiser license shall have a minimum of 2,500 hours over a 24 month period. Of these hours, 2,000 must be in residential properties.
  4. Applicants for a Certified General Appraiser license shall have a minimum of 3,000 hours over a 30 month period. Of these hours, 1,500 must be in non-residential properties.

License Renewal:

Licenses expire on July 31 of the renewal year. New licenses issued after the first week in April will expire on July 31 of the following year. Renewal notification will be sent to each current licensee, at the business address on record, 30-40 days before the license expires. Renewals are for a two year period.

Continuing Education Requirements:

For limited appraisers, the continuing education requirements are 14 hours per year after the second renewal. Fourteen hours of continuing education are required per year for all appraiser categories. However, no continuing education is required for the first year after receiving a new license for state licensed, certified residential, or certified general appraisers. Continuing education is not required for Limited Real Estate Appraisers (previously known as valuation specialist) until after the second renewal. Continuing education should be completed and reported to the Department no later than May 30 of each renewal year for the renewal to be processed timely. However, the deadline for continuing education is July 31 of each renewal year. Appraisers must submit proof of 28 hours of continuing education credit every two years of licensing/certification after the first renewal.
