STATE REQUIREMENTS

Four Categories of Appraiser in Maine:
- Trainee Real Property Appraiser
- State Licensed Real Property Appraiser
- State Certified Residential Real Property Appraiser
- State Certified General Real Property Appraiser
To be Eligible for Licensure, a person must:
- Be at least 18 years old at time of application.
- Hold a high school diploma or equivalent.
- Pass the licensed/certified appraiser examination. Examination fees are set by examination vendors.
- Submit a completed application provided by the Board which includes:
- Transcripts for approved qualifying education
- Criminal Record Check form and a separate check for $8.00 made payable to Treasurer, State of Maine
- Credit card application if paying by VISA or MasterCard. (Fee is $50.00)
- License/Certification fee: $150.00
- Complete the required experience satisfactory to the Board.
- Provide evidence of legal residence (not necessarily in Maine).
- For Certified General level, must hold a valid license (appraiser trainee, licensed appraiser, or certified residential appraiser).
- For Certified Residential level, must hold a valid license (appraiser trainee or licensed appraiser).
Education:
Each level must successfully complete the specified hours of approved real estate appraisal courses for each level of licensure, which includes at least 15 hours on the Uniform Standards of Professional Appraisal Practice (USPAP). The specified hours are:
75 hours for the Appraiser Trainee classification.
These hours must have been accumulated within five years immediately preceding application for the trainee license.
90 hours for the Licensed Appraiser classification.
The classroom hours required for the licensed appraiser may include the classroom hours required for the appraiser trainee.
120 hours for the Certified Residential classification.
The classroom hours required for certified residential real estate appraiser may include the classroom hours required for the appraiser trainee or licensed real estate appraiser.
180 hours for the Certified General classification.
The classroom hours required for the certified general real estate appraiser may include the classroom hours required for the appraiser trainee, licensed real estate appraiser, or the certified residential real estate appraiser.
Experience:
All experience must be supported by documentation on Board provided forms.
- Trainee real property appraiser means a person licensed by the Department of Professional and Financial Regulation to appraise, under the direct supervision of a licensed or certified real property appraiser, those properties that the supervising appraiser is permitted to appraise. There are no experience requirements as to how many hours must be accumulated. However, trainees must have made arrangements to work under the supervision of a licensed/certified appraiser who meets the qualifications of the supervisor.
- Applicants for a licensed real estate appraiser license shall have a minimum of 2,000 hours of acceptable appraisal experience.
- Applicants for a certified residential real estate appraiser license shall have a minimum of 2,500 hours of acceptable appraisal experience in no fewer than 24 months.
- Applicants for a certified general real estate appraiser license shall have a minimum of 3,000 hours of acceptable appraisal experience in no fewer than 30 months. At least 50 percent of the required experience must be for commercial appraisal.
Renewal Procedures:
- Trainee real property appraiser license has a biennial renewal date (2 years). This license renews on the anniversary of the date of the original license.
- Licensed real estate appraiser license has a biennial renewal date (2 years). This license renews biennially on December 31.
- Certified residential real estate appraiser license has a biennial renewal date (2 years). This license renews biennially on December 31.
- Certified general real estate appraiser license has a biennial renewal date (2 years). This license renews biennially on December 31.
Renewal Applications are mailed 30 days prior to the license expiration date. It is the licensee's responsibility to keep the Board informed of the current license address and/or to see that the license is renewed absent to the renewal application. A late fee of $50.00 is assessed for licenses renewed after December 31 (or after the license expiration date in the case of trainees). An applicant who submits an application for renewal more than 90 days after the license expiration date is subject to all requirements governing new applicants and is required to reapply with original license applications, documentation, and fees.
Renewal Requirements include:
- Submission of certificates of completion for continuing education. Applicants are required to complete 28 hours of board approved continuing education of which 7 hours must be for USPAP. Trainees are exempt from the continuing education requirements for the first license renewal only.
- Submission of the biennial renewal fee of $150.00 (except for trainee renewal fee which is $100.00).
