STATE REQUIREMENTS

The information contained below is designed to provide a summary of the minimum education, experience and examination requirements established by the Maryland Commission of Real Estate Appraisers and Home Inspectors. http://www.dllr.state.md.us/

Four Categories of Appraiser in Maryland :

To Be Eligible for Licensure, a person must:

Education:

Each level must successfully complete the specified hours of approved real estate appraisal courses for each level of licensure, which includes at least 15 hours on the Uniform Standards of Professional Appraisal Practice (USPAP). The specified hours are:

75 hours for the Appraiser Trainee classification.

90 hours for the Licensed Real Property Appraiser classification. The classroom hours required for the licensed real estate appraiser may include the classroom hours required for the appraiser trainee.

120 hours for the Certified Residential Real Property Appraiser classification. The classroom hours required for the certified residential real estate appraiser may include the classroom hours required for the appraiser trainee or the licensed real estate appraiser.

180 hours for the Certified General Real Property Appraiser classification. The classroom hours required for the certified general real estate appraiser may include the classroom hours required for the appraiser trainee, the licensed residential real estate appraiser, or the certified residential real estate appraiser.

Experience:

All experience must be supported by documentation on forms provided by the Board.

  1. There is no experience requirement for the Appraiser Trainee. Appraiser Trainee's experience must be under the direct supervision of a Licensed/Certified Real Estate Appraiser.
  2. Applicants for a Licensed Real Estate Appraiser license shall have compiled at least 2,000 hours of appraisal work experience.
  3. Applicants for a Certified Residential Real Estate Appraiser license shall have compiled at least 2,500 hours over a 24 month period.
  4. Applicants for a Certified General Real Estate Appraiser license shall have compiled at least 3,000 hours over a 30 month period. Of these hours, 1,500 must be in non-residential properties.

License Renewal:

A real estate appraiser license must be renewed by the third anniversary of the issuance of the license and every subsequent three years. The Commission will mail renewal on the date of the current license.

Continuing Education Requirements:

All people renewing their Maryland real estate appraiser license/certification will be required to have completed 42 hours of approved continuing education, a minimum of six hours of which must be devoted to USPAP.
