STATE REQUIREMENTS
The information contained below is designed to provide a summary of the minimum education, experience, and examination requirements established by the Colorado Board of Real Estate Appraisers. http://www.dora.state.co.us/real-estate/appraisr/appraiserindex.htm We recommend that you contact the Board for more detailed information and for any law or regulation changes which may have occurred.
FOUR LEVELS OF REAL ESTATE APPRAISER LICENSING:
- Registered Appraiser
- Licensed Appraiser
- Certified Residential Appraiser
- Certified General Appraiser
For Initial Applications, you must submit the following:
- A statement signed under penalty of perjury, attesting to acceptable completion of the required appraisal experience on a form provided by the Board. (The Board reserves the right to verify an applicant's or licensee's evidence of appraisal experience by such means as it deems necessary such as submission of detailed log of appraisal activities, appraisal reports, etc.)
- All education requirements may be completed at any time prior to filing of application for registration, licensure, or certification, with the exception that USPAP education requirements must be completed within the 6 years preceding application. (Each applicant shall provide a signed statement to the successful completion of the required education hours on a form prescribed by the Board and must submit the course completion certificate.)
- Effective January 1, 2003, any person wishing to apply for an appraiser's license shall register for and achieve a passing score on the appropriate level of examination with the testing service designated by the Board. (A passing score on an examination shall be valid for 1 year from the examination date.) All levels of licensure must pass the appropriate test.
- Each applicant shall submit original documentary evidence of a passing score on the examination with the application.
- All appropriate fees as required.
- Licenses shall be issued by the Board as soon as practicable after receipt of a complete application and all supporting documentation.
Education and Experience Requirements
- Registered Appraiser: A minimum of 75 hours of appraisal education acceptable to the Board with at least 15 hours of the National Uniform Standards of Professional Appraisal Practice (USPAP) course. There is no experience requirement. Trainee's appraisal experience must be under the direct supervision of a Licensed or Certified Appraiser.
- Licensed Appraiser: A minimum of 90 hours of appraisal education acceptable to the Board with at least 15 hours the National USPAP course; a minimum of 2,000 hours of acceptable documented real estate appraisal work experience and gained over a period of no less than 12 months.
- Certified Residential Appraiser: A minimum of 120 hours of appraisal education acceptable to the Board with at least 15 hours of the National USPAP course; a minimum of 2,500 hours of acceptable documented real estate appraisal work experience gained over a period of not less than 24 months.
- Certified General Appraiser: A minimum of 180 hours of appraisal education acceptable to the Board with at least 15 hours of the National USPAP course; a minimum of 3,000 hours of acceptable documented real estate appraisal work experience gained over a period of not less than 30 months (at least 1,500 hours of the experience must be non-residential properties).
Renewing your Colorado Appraisal License
License Renewal: Licenses are good for three years and expire on December 31 of the third year. A renewal notice will be mailed to your address of record in early November prior to your expiration. At the time of renewal you must certify by signature that you have completed the required hours of continuing education. Return the renewal card and correct fee to the address on the card. Do not make any changes such as address changes on the renewal card. Do not send proof of completion of your continuing education. It is your responsibility to renew your license whether or not you receive a renewal notice.
Continuing Education Requirements: There shall be no continuing education requirements as a condition of renewal of an initial license. All other licensees must complete at least 42 hours of continuing education during the three year licensing period. Appraisers must take the USPAP 7 hour update course within a licensing period.
