The purpose of this course is to provide students with step-by-step, in-depth instructions for preparing the Uniform Residential Appraisal Report (URAR) within the guidelines set by the Federal Housing Authority (FHA) and in compliance with USPAP. Students will be taken through each section of the URAR Report where they identify and complete the required fields. The students will identify sections of the URAR report which include the following sections: Subject Section, Neighborhood Section, PUD Section, Site Section, Description and Improvement Section, Comment Section, Cost Approach Section, Sales Comparison Analysis Section, Indicated Value by Income Approach Section, Reconciliation, and Additional Forms. This course also includes several case studies for students to work through. The course contains the essential information needed to prepare the licensed and certified appraisers for the FHA appraiser exam." |

The course is appropriate for students who are interested in receiving 14-hours of continuing education credit. The purpose of this course is to provide students with knowledge and understanding of the appraisal methods. Students will learn the principles of value, the three approaches to value - sales comparison, cost, and income, reconciliation and gross monthly rent multipliers.
